Property Restrictions

The original deeds for property in Fairwind Lakes commenced in 1959. The property was started as an unregistered subdivision. Each lot had its own description. As time has gone on the restrictions placed on the original deeds, called root deeds, remain in effect.

While separate deeds contain slightly different language the intentions remain clear. Residents owning property must be nudists and at all times must practice naturism when practical. There are exceptions to this restriction in certain circumstances by permission of the park operators.

Properties are set out as a single family residences.

Roadways are property owned by the park and are registered with the county as right of ways for residents, guests and service vehicles. The park property is a naturist only venue. You may have non nudist guests but they must remain on your property at all times unless they purchase a day use pass and are nudist or are willing to be nudists during their stay.

You will be a park member automatically as a property owner. Membership shall not be transferred to anyone or entity such as to a renter, guest or corporation. Annual membership dues will apply and be regulated by the park owner/operators from time to time. Non residents desiring membership can buy a one time cost membership and thereafter be subject to the same annual use fee regulation.

A list of common sense park rules are in effect for all park areas. Park properties for the purpose of this information are all the real estate owned or operated within Fairwind Lakes Naturist Park by or thru the owners of the park.

Privately owned property (lots) as distinguished from common Park property and roadway users must abide by all the state, county and/or municipality rules, regulations and laws. Park rules will additionally apply to users of the right of way/roadway.
